Commercial roofs are built to last for decades, but they do need to be replaced at some point.
How do you know when roof replacement is needed for your commercial building? Keep the following signs in mind to determine when you need a new roof.
Severe Damage from Storms
Strong storms are common in the Miami area. While your commercial roof should hold up under adverse conditions, there’s always a possibility of ending up with severe damage. High winds and heavy downpours can take a toll on commercial roofs, resulting in the need for replacement.
If your roof has severe damage after a storm passes through, you’re better off replacing it with a new one. Having to do extensive repairs can cost a lot and won’t guarantee your roof will handle the next big storm.
Close to or Past Its Life Expectancy
The age of your roof is another factor to consider when deciding if it’s time for a new one. If your commercial roof is nearing its life expectancy, or if it’s already past, you should be looking into having it replaced.
Different commercial roofing systems have different life expectancies, although most last for at least two decades. For example, a metal roof can last from 30 to 45 years, while EPDM roof systems can last between 22 and 35 years on average. TPO roof systems can last for up to 30 years, and asphalt roofs can last for up to 40 years.
Heavy or Frequent Leaks
A commercial roof which leaks often or has had a heavy leak needs to be replaced. A leaking roof puts your building at risk of having severe mold problems and structural damage such as wood rot. Serious leaks can also increase the risk of damage to equipment and supplies in your commercial building.
High Repair Costs
When estimated repair costs are high, you might be better off spending your money on a new commercial roof. Compare the costs of repairs and a replacement while also taking other factors into consideration, such as how old your roof is. If you’ll be paying more to have extensive or multiple repairs done, a roof replacement makes more financial sense.
